LOCATION:
Mill Run is located on Gale Crescent at the corner of Geneva Street and Highway 406 in St. Catharines. This location is minutes away from the QEW to Toronto or Niagara Falls. It is also within minutes of superb shopping at the Pen Centre, the ultimate in shopping selection in the Niagara Peninsula. It is within walking distance to downtown St. Catharines, the market square, City Hall, boutique shopping, banks, other financial institutions, government offices and fine dining.

DESIGN:
Mill Run is unique in its design. The Ridge is a three-storey building with twenty-four units. The units on the top two stories have balconies and the ground floor units have patios facing south overlooking a ravine. The Tower has 132 units with solariums.

14th Floor Lounge

Above the penthouse units there is a tastefully decorated, comfortably furnished observation lounge and library. The library consists of books donated solely by the owners and is monitored by a volunteer owner. Another volunteer owner cares for the beautiful plants throughout the lobbies and lounges. From the observation lounge, on the fourteenth floor, one has a panoramic view of the Niagara Escarpment, and from the library, on a clear day or evening, one has a spectacular view of the north shore of Lake Ontario and the Toronto skyline. The sunrises and sunsets from the top are absolutely magnificent.

The underground parking garage houses a washing bay. Many owners have purchased two parking spots. Owner volunteers have given of their time and effort to paint this garage. Above the garage, which joins the Ridge and Tower, is a rooftop glass enclosed swimming pool with a skylight top. From the pool one may stroll out to the patio and sunbathe or lounge in one of the gazebos. Volunteers have stained the outdoor woodwork thus saving all owners a great deal financially.

The lobbies of the Ridge and Tower are beautifully furnished. The ground floor in the Tower contains a small lounge with a television and a display of magazines related to condo living, as well as minutes from the board meetings for all owners to read; games room equipped for table tennis and darts; laundry facilities, in case an owner has a malfunction; a large lounge with kitchen facilities for entertaining groups of fifty or more; a billiard room; a craft room, a fully equipped workshop; pool change rooms (ladies and gents) with shower, sauna, whirlpool tub, and two-piece bathroom; a fully equipped exercise room; storage space for the superintendents and an office for the board meetings.

Landscaping

LANDSCAPING:

The gardens are planted and maintained by one of the owners and a few volunteers. Receiving the Trillium Award from the Parks and Recreation Department of the Garden City in 1990, `93, `97, & `99 plus the Civic Beautification Award from the Garden City Horticultural Society in `97 & '99, have rewarded their time and effort. A professional landscaping contractor, assisted by an automatic watering system, maintains the lawns and trees.

COMMUNICATION:

A monthly newsletter from the board is delivered to all units. Other notices are sent out when necessary to keep everyone informed. Occasionally the ladies social club prepares a newsletter for special events eg. Strawberry social, potluck supper, farewell to snowbirds, food drives etc.

SOCIAL:

The ladies social club has a daily morning swim and a monthly coffee break for everyone who is welcome to attend. Volunteers arrange for an annual golfing tournament for all who wish to participate. Several owners have donated trophies. Following the tournament, there is a reception in the lounge with dinner and presentation of prizes. The prizes are donated or solicited by members of the planning committee. This has always been a great success and a great fun day for all who join in.

FINANCIAL:

Since turnover we have maintained a budget with no over-runs. Our present budget is approximately $680,000.00. We had technical audits and reserve fund studies done early in the takeover. These have enabled our corporation to build up a sizable reserve that will allow us to cover major items shown in the study without any special assessments and still provide protection for future reserve fund costs.

SUPERINTENDENTS:

A delightful and excellent married couple and a part-time person keep all the common elements spotless and are very much appreciated for all their helpfulness.

RECYCLE PROGRAMME:

This programme is so successful that extra carts have had to be brought in to accommodate all the material being processed. The explicit signage system used by Mill Run is being featured in an upcoming Niagara Recycle Brochure.

SECURITY:

A fob/key entry system and enterphone system is in place. Video cameras are placed in strategic spots.

MANAGEMENT:

The professional manager and administrative assistant have given the board a good deal of support and guidance from the beginning of the corporation. Management prepares and monitors the annual budget, manages the investments and expenditures and keeps the condo financially sound, Management initiated the reserve fund study and this has given the board a blueprint to follow. Management has arranged for all board members to attend seminars to keep everyone current with the Condominium Act, and has acted as a resource for the many issues that arise when dealing with a community of this size. The members of the board are very appreciative of all that management has done over the years.

BOARD OF DIRECTORS:

The board consists of five members from various professional and business backgrounds. Each member has an area of responsibility e.g. Exterior Maintenance and Landscaping, Housekeeping, Furnishings and Lounge Reservations, Social and Newsletter, Mechanical/Electrical Maintenance, and Security, Pool and Recreational Facilities. The members all have perfect attendance except for vacation times, and have a special " l'esprit de corp" working together in the best interest of all the owners.

Over the years, this corporation has been able to maintain a home about which every owner can be proud, through the efforts of the management and the board. In all we have been very fortunate in having good management and conscientious directors over the years to build this community we call Mill Run.
